  • Extracted Lease Data: Our AI systems extract structured information from your uploaded documents, including lease dates, deposit amounts, property addresses, landlord contact information, and relevant clauses. This extracted data is associated with your account.
  • Jurisdiction Information: You may provide your state and local jurisdiction so we can compare your lease terms against applicable security deposit laws.
  • Payment Information: If you purchase credits or subscribe to a paid plan, your payment method details are collected and processed by Stripe, our third-party payment processor. We do not store full credit card numbers on our servers.

1.2 Information Collected Automatically

  • Authentication Session: We use a single session cookie to maintain your authenticated session. This cookie is essential for the Service to function and is not used for tracking or advertising purposes.
  • Usage Data: We may collect basic analytics such as page views and feature usage through our infrastructure providers. This data is aggregated and does not identify individual users.

2. How We Use Your Information

We use the information we collect for the following purposes:

  • To Provide the Service: Processing your uploaded lease documents with AI, extracting relevant data, comparing your lease against applicable state security deposit laws, and generating demand letters.
  • Account Management: Creating and maintaining your account, authenticating your identity, and communicating with you about your account status and usage.
  • Payment Processing: Facilitating payments for credits and subscriptions through Stripe.
  • Improvement and Development: Analyzing aggregated, anonymized usage patterns to improve our AI models, fix bugs, and develop new features. We never use your individual lease documents to train general-purpose AI models.
  • Legal Compliance: Complying with applicable laws, regulations, and legal processes, or responding to lawful requests from public authorities.

3. Third-Party Services

We rely on the following third-party service providers to operate the Service. Each provider has its own privacy policy, and we encourage you to review them.

  • Supabase: We use Supabase for authentication, database storage, and file storage. Your account credentials, uploaded lease documents, extracted data, and generated letters are stored on Supabase’s infrastructure. Supabase’s privacy policy is available at https://supabase.com/privacy.
  • DeepSeek: We use DeepSeek’s AI models to analyze your lease documents, extract structured data, compare lease terms against applicable laws, and generate demand letters. The content of your uploaded documents is transmitted to DeepSeek’s API for processing. DeepSeek’s privacy policy is available at https://deepseek.com/privacy.
  • Stripe: We use Stripe to process payments. When you make a purchase, your payment information is transmitted directly to Stripe and is governed by Stripe’s privacy policy, available at https://stripe.com/privacy.
  • OpenAI: We may use OpenAI’s embedding models to generate vector representations of statutory text for semantic search and comparison. OpenAI’s privacy policy is available at https://openai.com/policies/privacy-policy.

4. Data Retention

We retain your account information, uploaded documents, extracted data, and generated letters for as long as your account remains active. You may delete your account and all associated data at any time through your account settings. Upon deletion, we will permanently remove your personal information, uploaded documents, extracted data, and generated letters from our systems within 30 days. Some information may be retained in encrypted backups for a limited period as part of our disaster recovery procedures.

If you wish to delete specific documents or data without deleting your entire account, you may do so through the Service interface.

5. Cookies

We use a single essential authentication session cookie to keep you signed in to the Service. This cookie is strictly necessary for the Service to function. We do not use tracking cookies, advertising cookies, or any third-party analytics cookies. You can configure your browser to reject cookies, but this may prevent you from using the Service.
